- All tracts sell free and clear of farm tenant and sell subject to any recorded easements of record. Title committment policies on each individual tracts and the survey will be available for preview prior to auction evening of sale.

- Bidding is not contingent upon financing. Immediately following the bidding the successful buyer(s) will be required to pay 10% down evening of sale payable to Pickell Abstract Company Escrow and sign into a written contract with the seller. Balance will be due on or before June 19th, 2020 at closing

- Full possession will be given at closing, subject to any recorded easements and/or zoning.

- 2020 property taxes will be prorated at time of closing. All subsequent years will be the buyer(s) responsibility.

- The buyer acknowledges that buyer has inspected the property and is familiar with the premises. The buyer is buying the real estate "As Is".

- Seller will pay for the title searches and pay for the sellers policy of title insurance in the full amount of the purchase price. Any additional closing cost will be divided in equal shares between the buyer and sellers.
