TERMS AND CONDITIONS
- Tracts 1, 2, & 3 will be offered through the method of buyer's choice and sell on a price per acre basis, based on final survey acres.

- Tract 4 will be sold for one sum amount individually following tracts 1, 2, and 3.

- Tracts do not sell contingent to financing or any other buyer contingencies.

- Tracts sell subject to any easements of record in effect at the day of closing.

- Tracts sell free and clear of tenants, full possession will be given at closing.

- The 2026 real estate taxes will be prorated at closing.

- Immediately following the bidding, the successful buyer(s) will be required to pay 10% down day of sale payable to Oak Hills Title Company Escrow and sign into a written contract with the sellers. The balance of the purchase price will be due at closing on or before May 23, 2026.

- Successful buyers will receive immediate tillage rights on Tracts 1 & 2 after entering into contract.

- Sellers will provide (Owner's Policy) Title Insurance in the full amount of the purchase price. All additional closing cost will be divided into equal shares between the buyers and sellers.
