GENERAL INFORMATION
     The Wiss family land represents some of Northeast Missouri's best cropland.

     Tract 1 is generally located 1 mile South of Kahoka, MO on Hwy. 81, then West on Rte. Y 3/4 mile.

     Tracts 2,3 and 4 are located North of Kahoka, MO on Hwy. 81 (locally know as the Peaksville Prairie) Lying 1/2 mile North of Rte. C Jct. on Hwy. 81.

     Tract 5 is generally located Northeast of Tracts 2,3 and 4 approximately 1/2 mile East on County Road 71, then 1/4 mile North on County Road 78.

     Tracts 6,7 and 8 are located on the North and East edge of Peaksville, MO on Rte. C. Tract 8 is accessed by County Road 96 North of Revere, MO just off Hwy. DD.

METHOD AND TERMS
     A survey will be completed on Tracts 2-8 prior to sale. Tracts sell on price per acre basis, tract 2-8 on final survey acreage.

     Tract 1 will be sold individually, Tracts 2,3, and 4 will be offered in a group through the method of "Buyer's Choice" and will be continued until all tracts have been sold. Tract 5 will be sold individually. Tracts 6,7, and 8 will be offered in a group through the method of "Buyer's Choice" and will be contined until all tracts have been sold.

     Immediately following the bidding, the successful buyer(s) will be required to pay 10% down evening of sale payable to Oak Hill Title Co. Escrow and sign into written contract with the sellers. The balance of the purchase price will be due at closing which will take place at Oak Hill Title Co. located at 309 Lewis St., Canton, MO. Possession will be given at closing subject to current crop land tenants. Possession of these tillable acres will be given after fall harvest. All tracts sell free and clear of tenants for 2017 crop season. The 2016 real estate taxes will be prorated at closing. Title insurance in the full amount of the purchase price will be provided. All additional closing cost will be divided in equal shares between the buyer(s) and seller(s). Closing conducted by Dennis W. Smith.
