The Smith land is generally located approximately 1 mile Northwest of Luray, MO. Land offers 117 +/- acres of productive tillable cropland, balance in recently harvested timber for hunting. Lying in Sections 4 & 9. Twp. 65N, R9W Clark County MO.

TERMS OF CONDITIONS
- Tracts will be sold on a price per acre basis, based on final survey acreage and offered through the method of "Buyer's Choice".

- Tracts do not sell contingent to financing or any other buyer's contingencies.

- Real estate conveyed subject to any recorded easements of record in effect at the day of closing.

- Immediately following the bidding the successful buyer(s) will be required to pay 10% down the day of sale payable to Oak Hills Title Company Escrow and sign into a written contract with the sellers. The balance of the purchase price will be due at closing on or before January 21, 2025.

- The 2024 taxes will be paid by seller, all 2025 and subsequent years will be the responsibility of the successful buyer(s)

- Sellers will provide (owner policy) title insurance in the full amount of the purchase price.

- All additional closing cost will be divided in equal shares between the buyer(s) and sellers.

- Tillable acres sell subject to a 2025 farm tenant, the successful buyer will receive full cash rent payment of $150 per tillable acre paid 1/2 April 1, 2025 and balance November 1, 2025. Full possession will be given on tillable cropland after 2025 fall harvest.
