TERMS / CONDITIONS
     Tracts sell on price per acre basis and will be offered buyers choice. This method will allow successful bidder the option of taking any single tract, any combination or all three tracts in their entirety. This process will be used until all tracts are sold. Successful buyer(s) will pay 10% down evening of sale and sign into a written contract with the sellers, balance will be due on or before January 7, 2016. 2015 taxes will be paid in full by the seller, all 2016 and subsequent years will be the responsibility of the successful buyers. Full possession will be given at closing. The sellers will provide a sellers policy of title insurance in the amount of the purchase price and pay for the title search. All additional closing cost will be divided equally between buyer(s) and sellers. Title work and closing conducted by Oak Hills Title Company located at 307 Lewis Street, Canton, MO.
