TERMS AND CONDITIONS
- Tracts will be sold on a price per acre basis, based on the final surveyed acreage.

- Tracts will be offered through the method of "Buyers Choice" giving the successful bidder the opportunity to take any single tract or both tracts in their entirety.

- Tracts do not sell contingent to financing.

- Real estate conveyed subject to any easement of record in effect at the date of closing.

- Immediately following the bidding, the successful buyer(s) will be required to pay 10% down day of the sale payable to Knox County Abstract Escrow and sign into a written contract with the sellers. The balance of the purchase price will be due on or before March 24, 2022.

- Full possession will be given at closing subject to terms of CRP contract.

- CRP payment will be prorated.

- The 2022 real estate taxes will be prorated at closing. All subsequent years will be the responsibility of the successful buyers.

- Title insurance in the full amount of the purchase price will be provided by the sellers.
