      -Tract sells on a price per acre basis.

-The balance of the purchase price will be due at closing on or before August 15, 2017.

-Possession will be given at closing, subject to cropland which sells with current tenant for 2017 crop season.

-Full possession will be given on the cropland acreage after fall harvest.

-Cash Rent Payment: The successful buyer will receive all of 2017 cash rent in the amount of $150 per tillable acre. To be paid one-half by Seller at the time of closing and the remaining one-half by tenant not later than November 15th 2017.

-2017 property Taxes will be prorated at closing.

-The Seller will provide a seller's policy of Title Insurance and pay for the title search.
