     The Dawson tracts of land are generally located 9 miles West of Bethel, MO on Rte. J, then North on Rte. J Spur, at end of blacktop continue on gravel road 177 1 mile. Lying in Sections 11 and 14, Twp.59N, R9W Shelby County, MO. Land represents open pasture / grassland, woodlands for hunting and recreational use.

TRACT 1   50.6 SURVEYED ACRES
- 38 Acres +/- of open rolling grassland, 3.2 acres of tillable bottom land, balance in wooded draws and patches of mature trees.

- Pond structure, potential site for lake.

- Fencing along the West, North and South sides. (No cross fence dividing tract 1 and 2)

- Access by County Road 168 running along North side.

TERMS AND CONDITIONS
     Prospective buyers are welcome to view the land at their own leisure. Tracts will be sold on a price per acre basis based on final surveyed acreage. Tracts will be offered by the method of buyer's choice. Successful buyer(s) will pay 10% down evening of sale and sign into written contract with the sellers, balance will be due on or before August 22, 2016. Taxes will be prorated at closing. Full possession will be given at closing. Seller will provide a seller's policy of title insurance and pay for title search.
