GENERAL INFORMATION
The Schmidt tract of land is located 3/4 mile West of Durham, MO on Co. Rd. 282 then South on Co. Rd. 293 1/2 mile. Offers excellent recreational hunting land, grassland and quonset building lying in sect. 28, Twp 60N, R7W Lewis County, MO
TRACT INFORMATION

TERMS AND CONDITIONS
- Tract will be sold on a price per acre basis, based on the final surveyed acreage

- Real estate does not sell contingent to financing or any other buyer contingencies

- Immediately following the bidding, the successful buyer(s) will be required to pay 10% down evening of sale payable to Oak Hill Title Company Escrow and sign into a written contract with the seller.

- The balance of the purchase price will be due at closing on or before July 14, 2022.

- Full possession will be given at closing.

- Real estate conveyed subject to any easements of record in effect at date of closing.

- The 2022 real estate taxes will be prorated at closing.

- A sellers policy of title insurance in the full amount of the purchase price will be provided by seller.
