TERMS AND CONDITIONS
-Tracts will be sold on a price per acres basis, based on the final survey acreage.

-Tracts will be offered through the method of “Buyer’s Choice” giving the successful bidder the opportunity to take any single tract, or both in their entirety.

-Tracts do not sell contingent to financing or any other buyer contingencies.

-Real estate conveyed subject to any easements of record in effect at the date of closing.

-Immediately following the bidding, the successful buyer(s) will be required to pay 10% down the evening of sale payable to Oak Hill Title Company Escrow and sign into written contract with the sellers. The balance of the purchase price will be at closing on or before April 5, 2022.

-Tracts sell free and clear of farm tenant for 2022 crop season.

-The 2022 real estate taxes will be prorated at closing.

-Title insurance in the full amount of the purchase price will be provided by the sellers.

-All additional closing costs will be divided in equal shares between the buyer and sellers.
