METHOD & TERMS
     A survey will be completed on all Tracts prior to sale, tracts sell on a price per acre basis based on final surveyed acreage. All tracts will be offered in a group thought the method of "Buyer's Choice" and will continue until all tracts have been sold. Immediately following bidding, the successful buyer(s) will be required to pay 10% down evening of sale payable to Oak Hills Title Company Escrow and sign into written contract with the sellers. The balance of the purchase price will be due at closing on or before December 13, 2016. All tracts sell free and clear of farm tenant for 2017 crop season. Full possession will be given at closing. Sellers will pay all 2016 real estate taxes. All subsequent years will be the responsibility of the buyers. Title insurance in the full amount of the purchase price will be provided. All additional closing cost will be divided in equal shares between the buyers and sellers. Closing conducted by Oak Hills Title Company located at 309 Lewis Street, Canton, MO.
