TERMS AND CONDITIONS

-Real estate does not sell contingent to financing or any other buyer's contingencies.

-Real estate conveys subject to any easements of record in effect at the day of closing.

-The buyer acknowledges that the buyer has inspected the property and is familiar with the property. The buyer is buying the real estate "as is".

-Immediately following the bidding the successful buyer(s) will be required to pay 10% down day of sale payable to Lynch Law Office Trust Account and sign into a written contract with the sellers. The balance of the purchase price will be due at closing on or before Tuesday December 16, 2025 upon delivery of a merchantable abstract and deed.

-Taxes will be prorated at closing subject to cropland acreage.

-Full possession will be given at closing subject to cropland acreage. These acres will be after fall harvest if not prior to closing.

-Closing cost will be split in equal shares between the buyer(s) and seller.
