The Pflantz tracts of land are generally located on the Northwest edge of Palmyra, MO.
Offers productive tillable cropland, pasture/woods, building sites and hunting. Lying in Sections 22 and 23, Twp. 58N, R6W Marion County, MO.

TRACT INFORMATION
A boundary survey has been completed by Janes Surveying on 5/26/22. A revised survey with divided tract acreage will be completed prior to sale. Tract acreage are subject to final survey.

TERMS AND CONDITIONS
-Tracts will be sold on a price per acre basis based on final surveyed acreages.

-Tracts will be offered through the method of "Buyer's Choice" giving the successful bidder the opportunity to take any single tract, any combination, or all three tracts in its entirety. This method will be used until all tracts are sold.

. -Tracts DO NOT sell contingent to financing or any other buyer contingencies.

-Immediately following the bidding, the successful buyer(s) will be required to pay 10% down evening of sale payable to Mark Twain Title Escrow Co. and sign into a written contract with the sellers.

-The balance of the purchase price will be due at closing on or before December 20, 2022.

-All tracts sell subject to row crop and pasture tenant ending December 31, 2022.

-Full possession January 1, 2023.

-Real estate conveyed subject to any easements of record in effect at date of closing.

-The 2022 real estate taxes will be paid by the seller. All subsequent years will be the responsibility of the successful buyers.

-A seller's policy of title insurance in the full amount of the purchase price will be provided by seller.

-All additional closing cost will be divided in equal shares between the buyer(s) and seller.
