TERMS / CONDITIONS
     VIEWING: Prospective buyers are welcome to view tracts at their own leisure, excluding home and buildings. Please make plans to attend one of the two open houses or contact auction service.

     TERMS: All 3 tracts sell on a price per acre basis and sell individually in numerical order and not combined. Successful buyer(s) will pay 10% down day of sale and sign into written contracts with the seller. Balance due on or before October 17, 2016. Full possession will be given at closing on Tract 1, subject to additional 30 days on home and building if needed by Mr. Herd to relocate. Possession on Tract 2 and 3 will be given at closing subject to tillable farmland tenant expiring December 31, 2017. Seller will retain all 2016 cropland lease payment, successful buyer will receive all 2017.

     Taxes: Tract 1 $586.86, Tract 2 $274.69 and Tract 3 $321.93 will be prorated at closing. Seller will provide a seller's policy of title insurance and pay for title search.
