TERMS AND CONDITIONS
-Tracts will be sold on a price per acre basis.

-Tracts will be offered individually and not combined.

-Immediately following the bidding, the successful buyer(s) will be required to pay 10% down the evening of the sale payable to Oak Hill Title Company Escrow and sign into a written contract with the sellers.

-The balance of the purchase price will be due at the closing on or before October 5th, 2021.

-Both tracts sell subject to current row crop tenants. Full possession will be given after fall harvest.

-The 2021 real estate taxes and drainage district taxes will be prorated at closing.

-Title insurance in the full amount of the purchase price will be provided by sellers.

-All additonal closing costs will be divided in equal shares between the buyer(s) and seller(s).
