TERMS AND CONDITIONS
- Tracts 1 and 2 will be sold based on taxable acreage. Tracts 3-7 will be sold based on final survey acreage. All 7 tracts will be offered through the method of "Buyers Choice".

- Tracts do not sell contingent to financing or any other buyer's contingencies.

- Reld estate conveyed subject to any recorded easements of record in effect at the day of closing.

- Immediately following the bidding, the successful buyer(s) will be required to pay 10% down the day of sale payable to Oak Hills Title Company Escrow and sign into written contract with the seller. The balance of the purchase price will be due at closing on or before October 28, 2025.

- The 2025 real estate taxes will be prorated at closing.

- Seller will provide (Owner's Policy) Title Insurance in the full amount of the purchase price.

- All additional closing cost will be divided in equal shares between the buyer(s) and seller.

- All tracts sell subject to cropland tenant for 2025, full possession will be given after fall harvest.
