TRACT DESCRIPTION
- The Kimberley tract of land is located North of Monticello, MO approx. 3 1/2 miles or South of Williamstown, MO on Hwy A then 1/4 mile West on County Road 160th St.

- Tract offers 43 +/- acres of open tillable cropland, currently only 13.4 acres in row crop, balance in grass. The remainder of this farm is wooded draws. Hunting, Building Sites and Small Pond.

- Lying in Sect. 13, TWP 62N, R8W Lewis Co. MO.

- Access: from County Road 160th St. running along the South side.

- Soil Types: Keswick, Kilwinning and Leonard

TERMS OF SALE
- Tract sells on a price per acre basis, based on final surveyed acres.

- Tract does not sell contingent to financing or any other buyer(s) contingencies.

- Immediately following the bidding the successful buyer(s) will be required to pay 10% down the day of sale payable to Oak Hills Title Company Escrow and sign into a written contract with the sellers. The balance of the purchase price will be due at closing on or before Oct. 7, 2025.

- The 2025 Real Estate Taxes will be prorated at closing.

- Seller will provide Title Insurance in the full amount of the purchase price. All additional closing cost will be divided in equal shares between the buyer(s) and sellers.

- Possession given at closing subject to the North 13.4 acres in row crop production. Possession on these acres will be given after fall harvest.
